Hiranandani Communities and Krisala Developers have entered into a strategic Memorandum of Understanding (MoU) with The Energy and Resources Institute (TERI). The collaboration appoints TERI as the knowledge partner for a landmark 105-acre integrated township project in North Hinjewadi, Pune.
This initiative marks a significant milestone in Pune’s real estate landscape, placing sustainability, air quality management, and livability at the forefront of township design and execution. The project, jointly undertaken by Hiranandani Communities and Krisala Developers, is envisioned as a benchmark in smart urban planning and resilient infrastructure.
As part of this collaboration, TERI will provide technical guidance and strategic inputs to integrate key environmental parameters into the township’s planning process. The focus areas include maintaining an optimal Air Quality Index (AQI), enhancing the Livability Index, and working toward achieving the prestigious IGBC Green Township Platinum certification.
Aakash Agarwal, Managing Director, Krisala Developers, stated:
“This partnership with TERI aligns perfectly with our vision of creating an integrated township that doesn’t just house people, but nurtures them. Sustainability is not a buzzword for us—it’s the foundation. With TERI’s expertise, we’re not only safeguarding the site’s natural strengths like air quality, greenery and water bodies, but also building an ecosystem that meets future expectations of health, climate resilience, and long-term value. This is about setting a new standard for what modern, responsible development should look like in India.”
A two-day workshop conducted on May 22 and 23 brought together cross-functional teams from construction, MEP, landscaping, and design, who collaborated with TERI experts on key aspects such as air pollution mitigation, resource efficiency, and the implementation of intelligent sustainability monitoring systems.
Sanjay Seth, Senior Director, Sustainable Infrastructure, TERI and CEO, GRIHA Council, commented:
“This is a timely and ambitious initiative. By integrating air quality and livability metrics at the core of township development, Hiranandani Communities and Krisala Developers are showcasing what future-ready real estate looks like. We are pleased to be associated with a project that goes beyond compliance and focuses on long-term environmental and human health impact. Our role will include ongoing advisory, monitoring, and capacity building to ensure these standards are achieved and maintained.”
The township will incorporate a range of forward-looking sustainability measures, including outdoor air quality monitoring systems, micro-climatic planning, EV charging infrastructure, biophilic landscaping, dust suppression techniques during construction, and water- and energy-efficient solutions. These features are designed to reduce environmental impact, improve health outcomes, and generate long-term operational savings for residents.
By embedding sustainability principles from the ground up, the Hiranandani–Krisala integrated township aims to serve as a national model for climate-resilient and livable urban habitats.
