The long-delayed Bengaluru Business Corridor (BBC), earlier known as the Peripheral Ring Road (PRR), has taken a decisive step forward with the Bangalore Development Authority inviting tenders for its first construction package.
Issued on March 30, the tender covers a nearly 20-km stretch between Tumakuru Road and Bellary Road, with an estimated project cost of Rs 3,348 crore. The package will be executed under the Design, Build, Operate and Transfer (DBOT) model, incorporating a 10-year operations and maintenance (O&M) component. The construction timeline has been set at 36 months, with bid finalisation expected by May 2026.
The project is being implemented by Bengaluru Business Corridor Ltd, the special purpose vehicle driving the corridor’s development. According to officials, nearly 83% of land acquisition for this package has already been completed—marking significant progress for a project that has faced years of delays.
Funding for the larger Rs 27,000-crore corridor will be supported by a loan from Housing and Urban Development Corporation Limited. A substantial ₹21,000 crore has been earmarked for land acquisition, with the remaining allocated toward construction. Toll operations post-completion will be managed by BDA through a contractor.
The revised cost of the first package reflects substantial design and scope enhancements. Key modifications include a wider right of way—expanded from 50 metres to 65 metres—additional service road lanes, and the integration of complex interchanges. Notably, connectivity with NICE Road at Madavara involves intricate looping structures, while a cloverleaf interchange has been introduced at Doddaballapur Road.
Environmental and stakeholder considerations have also influenced design changes. The elevated corridor section passing through JB Kaval forest and the Indian Veterinary Research Institute campus has been extended by 500 metres. Additionally, improvements in vertical alignment and increased retaining wall heights aim to enhance driving conditions by reducing road undulations.
The BBC’s Phase 1 spans 73.4 km and is divided into three packages: Tumakuru Road to Bellary Road (19.8 km), Bellary Road to Old Madras Road (18 km), and Old Madras Road to Hosur Road (27.75 km). The newly issued tender marks the first tangible construction step among these segments.
Originally proposed in 2007 to ease congestion along Bengaluru’s peripheral zones, the project has seen its cost escalate sharply—from Rs 3,000 crore initially to over Rs 27,000 crore—largely due to prolonged land acquisition challenges and legal hurdles. Earlier tender attempts in 2022 and 2024 failed to attract bidders.
However, with renewed administrative push and improved project structuring under BBCL, the Bengaluru Business Corridor now appears firmly back on track. Once completed, the access-controlled corridor—featuring eight-lane main carriageways and four-lane service roads—is expected to significantly decongest city traffic and improve connectivity between key arterial routes across the metropolitan region.
